The reasoning behind these requests is rooted in the recognized dangerous conditions of the currently occupied homes in the Windsor Park neighborhood.

Residents like Eli Valdez are voicing their worries about the condition of their homes, with many experiencing significant structural issues such as ceilings and walls detaching. Such concerns highlight the urgency for the new homes to be constructed as soon as possible for the safety and well-being of the community.

The City of North Las Vegas has indicated that the necessary documentation for an early or at-risk grading permit has not yet been submitted by the developer. There are several prerequisites for obtaining this permit, including an approved drainage study, an approved traffic study, and two rounds of review for civil improvement plans. The developer had earlier shared intentions to pursue the early grading permit by June 4; however, reports suggest that they have not followed through with the submission of the civil improvement plan.

A meeting is scheduled between the developer and the city in the coming week to discuss the progress of the project and address any potential obstacles. The developer has expressed a commitment to complete the construction of the new homes by December 2026, aiming for residents to be able to move in by Christmas of that year.

As deadlines approach, a major milestone looms in the near future. In just two months, a portion of the funding amounting to $12 million will need to be allocated for the project. A subsequent deadline of $25 million from the federal government is set for December 2026, heightening the urgency for the project’s advancement.

Notably, this new subdivision will be situated approximately one mile away from the existing Windsor Park neighborhood, providing a refreshing start for many current residents.
