Construction has officially begun on a Whole Foods grocery store, which will serve as the anchor retail tenant at The Mix, a significant new development in Frisco, Texas. The Mix is part of a larger $3 billion project spreading over 112 acres and will serve as a major hub for shopping, living, and working.
The first phase of The Mix broke ground in January 2025 and encompasses 28 acres. This initial phase is poised to provide a total of approximately 100,000 square feet of retail space, alongside 115,000 square feet of Class A office space, and 635 urban residential units. Complementing these facilities will also be an 8-acre central park, designed to serve as a green oasis within the bustling development.
Upon reaching full build-out, The Mix is set to offer a sprawling 2 million square feet of Class A office space and 375,000 square feet of upscale retail space. The comprehensive plan also includes two hotels and over 3 million square feet of residential space, showcasing a commitment to creating a vibrant community.

This community has agreements in place with homebuilders like CastleRock Communities, Pulte Homes, and Toll Brothers, with plans to deliver lots by 2027. Once completed, Horizon Lakes will feature a total of 1,800 homes with price points ranging from the low $500,000s to $2 million.
In Fort Worth, a full city block located in the Central Business District at 801 and 811 Calhoun Street is on the market. This prime location is near the new Texas A&M Law and Research Campus and the expansion of the Fort Worth Convention Center, making it an attractive opportunity for potential investors and developers.
Additionally, the Rosewood Property Group and MetLife Investment Management have commenced construction on Penrose, a new 382-apartment community in Frisco. This project is projected to take two years to complete, with leasing beginning in early 2027. Moreover, Palladium USA has started work on Palladium Buckner Station, a $107 million development featuring 304 apartments, of which 80% will be below market rate.
As part of ongoing community growth, SPI Advisory and FCP have successfully acquired Crest Manor Apartments, a 600-unit residential complex in Lewisville, through an off-market transaction. After five years of negotiations, this property includes a mix of one-, two-, and three-bedroom units, adding to the region’s housing stock.
To support these rapid developments, Dallas-based Humphreys & Partners Architects has made notable management changes, appointing Robin Bellerby as chief architecture officer and promoting Brad Tillett to chief operating officer. Stream Realty Partners has also announced Tom Boyer as senior director of project management in Dallas, further bolstering the capabilities of local firms to handle the ongoing growth.
