However, single-family home completions fell 12.5% to 908,000 units, the lowest count seen since January 2024. Moreover, the average time it takes for a property to sell has extended from 26 days last year to 36 days in June 2025.

Price adjustments are becoming necessary as fewer properties in the D.C. area are selling above their asking price—a drop from 47.8% to 35.7%.
