The Oddie District in Sparks is set to transform as construction begins on a massive retail redevelopment project to convert a vacant Lowe’s Home Improvement center into a 110,000 square-foot shopping and community hub. With completion expected by the end of 2025, this project aims to revitalize the Oddie Boulevard corridor, attracting a variety of tenants and fostering economic growth. Notably, approximately 70% of the retail space is already pre-leased, highlighting strong interest and momentum for the redevelopment.
The Oddie District in Sparks is currently experiencing a major transformation as it embarks on the largest retail redevelopment project in the region. Construction is set to commence on June 10, 2025, with a vision to convert a vacant Lowe’s Home Improvement center into 110,000 square feet of vibrant retail space.
The redevelopment project aims for completion by the end of 2025, allowing for tenant move-ins in early 2026. This ambitious project is being overseen by Doug Wiele, the CEO of Foothill Partners, based in Eldorado Hills, California. Foothill Partners is no stranger to large-scale developments, having previously completed the Reno Public Market on Plumb Lane.
The construction will include key updates such as the installation of new underground utilities and creating expansive 30-foot wide corridors that will enable the space to be subdivided into rental units. An existing loading dock will remain intact for tenant goods deliveries, ensuring efficient operations.
Encouragingly, approximately 70% of the retail space has already been preleased. This early commitment is easing the financial burden for developers as they navigate the market challenges. Previous work on the project, specifically Phase I, was completed in 2022, which involved leasing 35,000 square feet to The Generator in the prior lumber yard section.
Securing financing for Phase II posed a significant challenge due to rising inflation and tighter lending criteria. However, Foothill Partners successfully partnered with Heritage Bank of Nevada after previously facing difficulties with multiple lenders. This financing arrangement highlights the region’s growth potential as an attractive investment opportunity.
The new space is generating excitement among local business owners, with announcements regarding tenant moves into The Oddie District. Notable businesses slated to join the hub include Cartwheel Robotics, Mythic Gymnastics, CoffeeBar, FiftyFifty Brewing, and EmployNV. Additionally, a former garden center area will be creatively transformed into an open-air display for art pieces associated with the iconic Burning Man festival.
Truckee Meadows Construction has been appointed as the general contractor, supported by a team of specialized contractors such as Leonard Electrical Industries, NDI Heating, Plumbing and Cooling, Frame Architecture, Nadel Architects, and L.A. Studio Nevada. Together, these experts bring a wealth of experience to create a vibrant retail, office, and light industrial hub filled with diverse food and beverage options.
Looking ahead, there are potential discussions regarding a 240-unit studio apartment project or possibly quick-serve restaurant pads on a 3-acre land parcel adjacent to the development. Phase II of the project places a strong emphasis on light industrial spaces and collaborative work environments, aiming to enhance the local tech and artisan communities.
This redevelopment effort is more than just physical construction; it is viewed as a critical step in revitalizing the Oddie Blvd. corridor, ultimately fostering community engagement and driving economic growth in the region.
